How long does it take from my initial meeting with the New Manufactured Home Specialist until I move into my new manufactured home?
 
Normally this process is around 45 to 90 days.  All along the way Ferris Homes works very closely with you during this process so that you are informed about our progress.
 

How long will I be out of my home?
 
Approximately 30 to 45 days
 
Does Ferris Financial Group, Inc. complete the entire project?
 
Yes, Ferris Homes uses approved project teams for different phases of the project who have had experience with Ferris Homes for several years. Our Manufactured Homes Project Manager personally checks on a consistent basis the progress and quality of all the work we do on your manufactured home. In a park community, we turn over to you a turn-key manufactured home so that all you have to do is move in. This includes our low maintenance
landscaping we provide.  We can offer the following services for your project if the manufactured home is built on a vacant lot:

1)  Design your new manufactured home with your input - pricing and floor plan
2)  Order manufactured home with factory after your approval
3)  Setting the factory built home on the foundation you've provided
4)  Closing up the manufactured home when it arrives which includes:

               UBC crane factory built home off low boy truck to foundation
               removing axles/wheels and hitch if HUD home
               inspecting for any damaged items due to transit to location and reordering replacements
               installing skirting (if required)
               securing the marriage line between the sections
               tape and texturing interior walls
               finishing off exterior walls
               painting
               adjusting doors
               install gutters (if required)
               installing carpets
               installing upgrades i.e. granite, tile, wood flooring
               test plumbing and electrical inside the factory built home once your contractor has hooked it to those services
               Testing furnace, appliances, water heater

What you will need to provide for the project:

1)  Permits

3)  Electricity to the home (power poles if required)
4)  Septic/sewer
5)  Water and gas
6)  Cable for TVs, Telephone
7)  Air Conditioning
7)  Decks and stairs
8)  Garage (to be built after the home has been set in place)

You or a contractor you hire (or Ferris Homes might be able to refer you to experienced people in these areas) can obtain the permits and be involved in providing the foundation, well, sewer/septic, electrical, garage, driveway, sidewalks, decks, stairs, etc.

What upgrades, options and features can I choose from for my new pre-fab home?
 
Options include upgraded appliances, granite, hardwood cabinets, windows, doors, interior wall insulation, fireplaces, skylights, floor coverings, exterior coverings, Energy Star Ratedspecial needs options and decks.
 
What standard options/features are included in my new factory built home?

Steel cross members and outriggers are welded to massive steel l-beams to form the base frame, which is engineered to support the weight of the structure and meet federal building codes.

Floor joists are laid over the base frame. Insulation, heat ducts, and plumbing are installed.

Flooring is fastened and glued to the floor joists.

While the frame is constructed, walls are built. For extra strength and stability, sheetrock is both nailed and glue to wall studs.

Once walls are installed, truss rafters are attached and high-grade insulation is put in.

Roof sheathing and roofing paper is installed. This is sealed with tar three feet from the edge for extra protection. The roof is then shingled. This process varies by manufactured home type.

All interior finish work is done including installation of custom cabinetry from our manufacturer's industry-leading cabinet shops and kitchen appliances.

Siding is mounted and dual pane vinyl windows are set.


Are there any hidden costs that I should be aware of?

Additional costs that you might incur are removing and disposing of your older mobile home, clearing debris from the lot, preparing the lot per State codes for drainage, etc., transporting the new manufactured home, adding awnings, sheds, carports, decks, porches, entry steps and completing the new pre-fab home inside and out.
